New Gurgaon emerging as lifestyle destination

New Gurgaon has become a preferred destination for lifestyle living and commercial enterprise. With increasing demand in housing, the developing sectors of New Gurgaon have become the focus for builders in launching their new realty projects. Also, fast connectivity afforded by Gurgaon-Jaipur Expressway (NH-8) has had a significant impact onreal estate development here.

There are two main regions in New Gurgaon. One is along the forthcoming Dwarka-Gurgaon Expressway including Sectors 102 to 113. Another is along NH-8 including Sectors 76 to 95.

Both these clusters were marketed as affordable and mid-income categories. Around NH-8, sectors like 80, 81, 82, 85, 86, 90, 9, 92, 93, 95, 99, 102, 105, 106, and 112 are having tremendous response. A very good aspect of these sectors is the proposal by the Haryana Urban Development Authority (Huda) to let developers build the sector roads.

Why New Gurgaon: In terms of connectivity, New Gurgaon is next to the forthcoming Metro station and has easy access from NH-8. Increased connectivity has led the way to a rise in the capital values of ongoing and new residential and commercial projects. The Industrial Modern Township (IMT) Manesar, Kundli-Manesar-Palwal (KMP) Expressway and the much awaited Dwarka-Gurgaon Expressway are very close to this sector, which provide additional benefit to the residents of these sectors.

As per the new master plan, 14,930 hectares has been allotted for residential use with the addition of over 58 new sectors; a majority of the new developments are taking place in these sectors.

According to records, 35% of the proposed residential land is under the process of licensing. Major growth corridors in New Gurgaon include extended Golf Course Road, Sohna Road, Pataudi Road, Jaipur Highway and a concentrated growth in Dharuhera and Manesar.

Top realty players like DLF, Unitech, Ansal API, IREO, BPTP, Tata Housing, Adani Group, Chintels Ltd, Godrej, EMAAR MGF, Sobha Developers, Parsvnath, Raheja Developers, M3M, Omaxe, Antriksh, Amrapali, Supertech, Assotech Ltd, Ramprastha, etc, are coming up with ambitious realty projects in New Gurgaon.

DLF has recently sold 350 flats worth about Rs 500 crore in a luxury housing project at New Gurgaon. The housing project, Primus, is a part of the 450-acre integrated township, DLF Garden City. DLF has earmarked Rs 8,000 crore to develop the integrated township in the next two-three years.

DLF Garden City will be spread over Sectors 86, 87, 90, 91, and 92 of New Gurgaon and will comprise group housing, commercial and plotted development. Garden City will have plotted development projects, namely, Primus in Sector 82a, Regal Gardens and New Town Heights in Sector 90 with units of 250 to 502 sq yards. This institutional sector will also house educational, cultural, religious and healthcare facilities.

Unitech has a number of realty projects like Unitech Exquisite, Unitech Nirvana, Unitech Anthea Floors and Unitech Fresco in different sectors of New Gurgaon.

Located on NH-8, Godrej Properties is developing its first residential project in Sector 80. The project offers 3- and 4 BHK apartments of 1,700-2,200 sq ft. This project enjoys extensive green and open areas and has the added advantage of facing a 36-metre-wide green belt.

Raheja Developer has Navodaya in Sector 92/95. Spread over 17 acres and situated adjacent IMT Manesar, this project is expected to provide housing to executives of IMT Manesar and other industrial areas in Gurgaon.
